Official classification of lodging types

The Puerto Rico Tourism Company establishes official categories that serve as the basis for regulation, incentives and tourism development on the island.

These classifications allow investors, developers and tourism operators to understand the regulatory framework applicable to each type of lodging project.

Traditional Lodging Modalities

Bed and Breakfast Puerto Rico

Bed & Breakfast

A residential-tourist inn recognized for its family atmosphere. It will have between three (3) and six (6) rooms.

Guest House Puerto Rico

Guest House

Lodging establishment with residential characteristics and personalized services.

Tourism Villas Puerto Rico

Tourism Villas

Independent lodging units oriented towards vacation tourism.

Time sharing lodging

Time Sharing

Defined as the right, real or personal, to use and occupy one or more accommodations periodically during a determined period and other conditions.

This model allows periodic use of accommodations under specific contractual terms, providing flexibility for both owners and users.

Residential/Tourist Project

A mixed-use development project that combines residential uses with lodging activities such as:

Condo – Hotel

Individual hotel operation with individual ownership

Bed & Breakfast

Residential-tourist family atmosphere

Rental Management

Within a tourist master plan

Hospitality and tourism activities must constitute the main component of the development and these elements will be the only ones considered for tourism incentives and/or promotion.

The Residential-Tourist Concept is a type of development and it is not a type of lodging.

Sustainable Tourism Categories

Certified lodging modalities that promote responsible environmental practices

Eco-lodge

Any form of accommodation that meets and operates under the requirements of the Design and Operation Guidelines for Ecotourism and Sustainable Tourism Facilities and the Green Lodging certification issued by the Sustainable Tourism Division of PRTC.
